ESA/Phase I and II Due Diligence
Investigating possible or current liabilities of environmental contamination.
Environmental due diligence evaluates a property for possible environmental contamination liabilities, such as groundwater or soil contamination, or in building materials. The Environmental Protection Agency (EPA) provides regulations for due diligence.
Our Experience
We have conducted Environmental Site Assessments (ESA) for private clients, banks, and government agencies nationwide. Projects span diverse areas, including vacant land, industrial manufacturing, brownfield sites, petroleum facilities, oil/gas properties, and telecommunications sites.
Environmental Site Assessments
Environmental Site Assessments (ESA) identify possible or existing environmental contamination to determine whether the property presents a liability risk. ESAs are essential for identifying enviornmental risk, following regulatory compliance, and assessing financial implications.
What’s Involved?
ESAs help to identify the existence and scope of soil or groundwater contamination (e.g., from petroleum, heavy metals, pesticides, or herbicides), as well as the presence in buildings of materials such as asbestos, lead-based paint, or mould.
Assessments follow a three-phased approach, typically including the following:
Review of topographic/geological/hydrogeologic information about the site and surrounding area
Review of historical land use activities at the site
Review of regulatory information
Site reconnaissance
Surrounding property observation

Phase II Subsurface Investigations
We may recommend a subsurface investigation if there are environmental concerns associated with on-site and off-site activities at a property. The investigation evaluates how these concerns affect the soil, soil vapor, groundwater below the surface, and any potential risks to human health or the environment.
All investigations follow local regulatory requirements.
Nova Group Drilling
Nova has provided subsurface soil, soil vapor, and groundwater sampling using hydraulic direct-push probing and drilling applications on more than 500 project sites. Our track-mounted machinery offers specialized maneuverability, especially in tight or limited spaces where regular equipment may struggle to operate.
What our equipment can be used for:
Soil and groundwater sampling
Groundwater monitoring
Well installations
Vapor point installations and sampling
Sub-slab permanent vapor point installations
Pilot tests
